Vision It is no secret that, for health care professionals in private practice, the dual challenges of finding appropriate office space and the ever-increasing costs to rent, design and build well-appointed spaces in which to treat patients are the greatest obstacles to entry and expansion. Inspired by similar models outside of the healthcare industry, CareSpace will be a scalable, shared workspace dedicated to helping medical specialists grow that will alleviate much of the burden associated with building out a medical space, an often prohibitively costly endeavor. Equal parts medical and real estate, the turn-key office will feature state-of-the-art operatories, beautiful waiting spaces, and shared conference and gathering areas for staff. The CareSpace ecosystem will offer doctors and wellness practitioners a place to hang their shingle and the flexibility to grow with minimal risk, stress and commitment. A New Solution In midtown Manhattan, rent for commercial space averages $40-60 per square foot and the cost of outfitting a medical space starts at $150-250 per square foot, or higher, to include architectural services, plumbing and equipment. Inventory of available medical spaces is limited and those on the market typically need extensive - and expensive - renovation. Those who undertake such costs find themselves struggling to keep their practice above water to maintain the carrying costs and loans needed to build. These factors have created a market of unintentional shared space, where individual practitioners rent out rooms or parts of their office to others, often leading to challenges with space, branding and conflicting interests between landlord and lessee doctors. CareSpace will provide a solution to these issues, with deliberate, unified, yet distinct spaces, and communal amenities designed for convenience and efficiency.
